Barking & Havering LiftCo identified a former car park adjacent to Barking Town Hall as the site for their new Child and Family Centre. The site was capable of delivering more accommodation than they required it was therefore agreed to integrate the PCT offices into the development and then above roof level two floors of affordable housing, 20 one & two bedroom apartments for shared ownership.

The development of the former car park is the result of collaboration between Southern Housing Group, NHS Barking, Barking and Dagenham Council and Havering Lift Company, and has been praised for its high quality, affordable homes. It is at the centre of a regenerated community, providing direct access to new local facilities.

‘Layer cake’ stacked mixed use is always difficult as the circulation requirements and servicing for each use is different and, if not considered correctly, can compromise the operations of each of the uses. Innovative solutions have been used to resolve these issues without any compromise to adjacent operations.

The result is an exciting new development of high specification one and two bedroom apartment’s right in the centre of Barking. It’s well connected to central London with Barking tube and train station on your doorstep and a regular supply of buses and trains. Wellington Court is within walking distance to all local amenities, including a large supermarket. In this tip top location with its stunning views of Barking and the Thames Gateway region, which can be seen from your own spacious balcony; Wellington Court is definitely a unique London development."

The aim of the development was to create high quality, affordable homes in the heart of a regenerated community in Barking – and Wellington Court has achieved just that. The mixed apartments have balconies and open-plan living to maximise the sense of space, and the central heating comes from an eco-friendly biomass boiler. Starting at £40,000 for a £25% share, this development represents excellent value for money.

Wellington Court in Barking has won the Daily Telegraph’s Your New Home Award for Best Shared Ownership Scheme. The development is a major feature of the regeneration of Barking town centre, bringing together affordable housing and a Primary Care Trust Centre.
